By rent agreement, do you mean from the tenant perspective? Yes, they are living on rent and can ask the owner to prepare rent agreement ( they will be paying for 2 months in advance as their rent before coming here).
Yes.

They must include the rent agreement + 2-3 months' rent receipts + bank statements that confirm rents are paid

It would help your parents' TRVs if you share more details about their situations, etc. Otherwise it is difficult to advise

Payment as cash won't help. However, if there is a registered rent agreement + 2-3 months' rent receipts, issued by the landlord then these evidence can be submitted + government proof to show they have been living at the same premises since XX months

1. Do your parents volunteer for charity/social causes? Do they (for example) teach school/college children? Are they members of committee of a religious group where they organize events? Or are they members of Rotary Club (for example)?

2. Do you have a sibling who is a resident of NZ? Will your parents' NZ visas be valid after you apply for their TRVs? How long did your parents stay in NZ on their previous visit?

3. Do your parents have to return to their home country for any family event? Or they must return for any other reason by a specific date?

4. Can your mom prove she gets other retirement benefits?

5. Have your parents taken a loan for a vehicle or other reasons?


If yes to the above suggestions then evidence would be required

IMO, your parents do not have reasons to prove that their stay will be only temporary (both for super visas or TRVs). Their ties to their home country are weak and/or cannot be substantiated through conclusive documentation.

You'll need to work really hard to put their applications together.

IMO, there are two strategies you may want to consider:
1. Apply for TRVs for both your parents within the next few weeks by proving they will visit NZ on their return to their home country + by submitting evidence of your cousin's wedding, or

2. Apply for a super visa/TRV only for your mom (after your parents have the rent agreement sorted, paid the rent through bank transfers, not by cash, for a few months) + indicating your dad as the family tie. Their pension renewal won't help as a tie because it's an annual procedure and recently done

Also, i know you have said it multiple times that in your opinion , its not a strong profile. But in any case , i ll take a chance and apply.

If you can tell me what important points should i mention while creating invitation letter, purpose of visit letters etc and how to best put all the documents together and if i should provide letter of explanation or nor and what to mention in it, would be really helpful.

You'll need to work out a detailed day-by-day itinerary for sightseeing, activities, meeting friends/relatives..... with expense estimates.... and prove that your parents can afford this itinerary + their airfare (although in reality, you will take care of their accommodation, expenses).

If your mom has stronger financials + stronger ties, you could make her as the Principal Applicant.

As you go along/complete the online form, you will find the slots to upload the documents. Any documents which do not show up for uploading can be combined as a single PDF file and uploaded to the Options/Letter of Explanation slot

Does their existing insurance cover them for at least one year from the date of entry into Canada, provide $100K in coverage and include repatriation coverage? If so, then you can use it.

When does the KSA insurance expires?
they are actually in the process of renewing their insurance policy at the moment, so as soon as they get the new policy it will be valid for one year, but i have mentioned in the application that they are planning to come to Canada mid march 2018

Your sister cannot be included in a super visa application. Only your parents can apply for a super visa. Dependents do not qualify. Your sister would need to apply for a regular visitor visa on her own. No medical insurance is required for a regular visitor visa.

International insurance doesn't work for Super Visa. As per CIC "Applicants must also submit proof that they have purchased Canadian medical insurance".
