hi,
if someone lived in canada (on visitor visa) before doing a landing (i.e. flagpolling) to obtain pr card. Will it be counted in "730" days of past 5 years while renewing pr card?

No. Any and all days spent in Canada prior to becoming a PR (landing) will NOT count towards the Residency Obligation.
Also...you have hopefully kept detailed and accurate records of each exit from/entry to Canada for the last 5 years, from the date that the PR Card renewal application is submitted. You will need theses dates to complete the application. If you do not have complete records, you should make a request to CBSA for your travel history, via an ATIP request. This may not show exit data from Canada, though. Plus, you should be aware that now ALL PR Card renewal applications require 2 pieces of evidence that show you meet the residency obligation.
