I really appreciate everyones advice because this whole process is me asking questions I litterally know nothing abiut it from day one. This litterally is my life decision on the line. We are not happy being here, I want us both to be in Canada for all the family time and friends, starting a life there. My father passed away at 58 and mom not healthy. When I had to tell her they asked for more documents she was dead silent and got upset. Praying this works. Again thanks guys. Next few days writing letters and preparing.

dont worry your plan is perfect, I would add @DiiDii suggestion proof of online Job searches and your good to go! you did all you could to the max, I think your chances for Pre Arrival will be 97%

i read through this thread to feel that you are in an excited and depressed mood,
if you are working on the reply letter, my advise is don't go too emotional on your words,
just use calm and plain english is ok,

try to believe the officer who review your application has common sense,
like other member said, they are just civil servant, you are helping them to do fill-in-the-blank job,
any odd explaination and action you take will raise a red flag and escalate to a special review.

So meaning, if I send almost all funds now its means nothing, it doesnt show intent? If I rent an apartment in our names and start paying now it doesnt show intent? If I quit and she quits with resignation letters it doesnt show intent?
I would not give much credence to this "it will look fake if I do this now after getting the letter" issue.

It can be explained simply - one line in your letter/explanation - that you have not taken as many concrete steps and are only doing them now because it took them SIX MONTHS to send you AOR and covid economic uncetainty etc. Same explanation for why some things are not complete whereas you'd anticipated being further along.

How was I to look for a job when outland and I showed significant funds. My plan now is to write them a letter and explain we I will.look.for.employment when I am home and we arrive. Mu wife also be.looking for any employment when arriving in Canada. I will explain the funds are more then enough to last.I am in the process now of sending a large amount to Canada bank account but it.cannot be in my wifes name. I spoke and have documented proof in email it cant be done. So either I send to my mothers account or set up one in my name. That shows most of the money has left China. Step to I have forward my wifes passport and China ID card along with my drivers license and passport. Tomorrow signing amd paying for an apartment in Ottawa. This rental agreement will show her and my name. Meanwhile still in China. I just gave notice to.my school and they will give me a resignation letter to show immigration, my wife just did the same. I will show the email from pet company and also emails from the real astate agent today. This shows immigration, look now jobs, little money left in China, paying an apartment in our name already when bot there,and waiting to.leave momemt ppr is assisgned. This is best I can do. If they dont believe this I tried my best.
I think you have quite a bit there - just phrase this in non-emotional letter. Bullet points preferred not long run-on sentences or single paras with no line breaks. Make it easy for them.

When we put this together I did similar but also included resume/c.v. for myself and spouse, savings, etc. (A bit different as I'd already resigned). Anyway put the focus on 'we have funds for first period and education/experience that will easily make work possible.'

I would change language regarding your wife's plans from 'she will do anything' to an actual plan - however rudimentary. Eg. "she will take language training first, and part-time work to give in-Canada experience. Her experience in industry still applicable." (Or she will change fields and pursue education at community college after language training.) She can also be in touch with any organisations to look for work/volunteer - eg if in education, not unusual to work in private language schools. Etc.

Again, overall - make this a list and check against which parts you have some external documentation for. Explain where there are shortcomings - briefly. (Eg: funds transfer - here is correspondence with Tangerine bank on opening account, here is test transfer of $250 to confirm it works, will be transferring in future. Have transferred $2000 to mother to pay for first/last on apartment. Explanation: we did not undertake complete funds transfer yet as unclear of timing, I mistakenly believed opening accounts was not possible before physically arriving.)

I wrote earlier about what EXACTLY was written by IRCC - read that again. I am quite sure they did not REQUIRE you to show all of the above but asked for examples from their list of things you could use to show (the "OR" question). If you address each of (for example) five with supporting docs for three of them, and brief explanation for other two, I believe they will see that as evidence of intent and planning.

Resigned an hour ago. Last date working is March 17th. Wrote a letter regarding their points about resignation. So I did what they wanted. Tomorrow signing a year lease on apartment in my and wifes name. That in itself should be massive proof. Paying 1800 dollars a month and not even there yet. Regarding jobs I did what you said armoured explained we had savings and would look for work once she get her work permit. Also going to show emails me talking to a few lanlords and real esate agency. The money I am only leaving enough here for plan tickets, food, cat transfer. I explained I did everything they asked and more. If they dont pass me I exhausted all.my options to the fullest.

Resigned an hour ago. Last date working is March 17th. Wrote a letter regarding their points about resignation. So I did what they wanted. Tomorrow signing a year lease on apartment in my and wifes name. That in itself should be massive proof. Paying 1800 dollars a month and not even there yet. Regarding jobs I did what you said armoured explained we had savings and would look for work once she get her work permit. Also going to show emails me talking to a few lanlords and real esate agency. The money I am only leaving enough here for plan tickets, food, cat transfer. I explained I did everything they asked and more. If they dont pass me I exhausted all.my options to the fullest.
I think you overdid it but up to you.

Relax, should be okay. Again, look at the original email - I doubt that they said that you must do all of these things.

I would have suggested you take a bit more time and make sure your response is structured and careful but, well, you do you.

why quit your job so fast? you already know without it you will lose the visa to stay in china,
i also quited my job but the effective date is 3.5 months later (not my strategy but my company want me to stay a little longer),
try to negotiate with HR to set a later effective date but get the resignation notice immediately.

about the housing arrangement, i think you are overreacted,
you are giving the immigration officer a great pressure, make them feel you are so anxious too,
from the application info you provided, IRCC know your financial background,
common sense tell me that if you are not rich enough, it is doubtful that why you are happy to throw money away?
in my reply, i just tell the truth that i check housing sites (kijiji is on the list, don't laugh)
and a email conversion with a realtor, about which area, type of house and budget, nothing more,
ask your friends to find a nice realtor to help you.

Hi dw33, I've been checking on your posts and I am kind of in the same situation as you except I have a common-law partner and we've not yet applied (will in a week or 2). My partner and I also live in China. MACAU to be exact. Do we really need to do all you just said for me (sponsor) to just show intent? That's quite extreme...It's making me anxious. What did you actually submit to show intent initially? The only thing for me that I can think of is to get my mother to write a letter and say that we will be living in her place. Also, I got a dog, so I will be contacting airlines and stuff to move her. I can also show that I'm "looking" or "researching" about the jobs I can find in my field when I get to Canada. What else is there to show ???

Seems like you're bouncing around banging your head on the wall.

They are not going to fail you unless something is really not right. ( Like you were married 4 times previously and forgot to mention it )
You have plenty of time to compile the information and think about it. Then FedEx to the HK office with a tracking number.

IRCC knows the economy is struggling here. That's why the number of applicants from the mainland is way down.
And why not stay at your family's place until you become established? That's reasonable
