Cumon' Stop believing everything what the consultant/ agent tells you. Get the E-mail of your desired university/ college from their website and E-mail them your queries. OR try calling them in office hours. CHeers

Generally, there are land valuation firms. You can easily find one for your city through google. You pay them the fee and they evaluate your property and provide you a certificate.

Even if the loan has not been released yet and you have the letter from bank stating that you will be granted the loan for your education, even that would work for visa.

Waleed! The professors usually take long to reply and that too in case your research interest attracts them. You can consider trying for a course-based Master's or keep trying to reach the professors through phone.
