An affidavit is essentially just a notarized letter. My parents are sponsoring me as well and I only attached a letter signed by both of them along with their banks statements in my application. I guess you can use either.

That depends on where you're from. In my country, direct to embassy applications stopped this year. All applications should only be made either online or through VFSs.

Nah. I'm already accepted at McGill and my thesis supervisor will pay 80% of my tuition. :D But it would be know a definitive answer as to whether universities do give an exemption to the degree equivalency rule.
