not sure about goods to follow and question about tax

Hi all...

I am sponsored by my Canadian husband (outland). My husband is a Canadian citizen but he has been away from Canada for about 20 years, he is a non resident for tax purposes. We plan to land in January 2017 for about 2 weeks, then we will go back to my home country to sell our apartment and to do other things. We plan to settle permanently in Canada in summer 2017.

Our questions:
1. We can list all of our jewelries but we still have no exact idea about how many boxes of clothes , books and other items we want to ship to Canada. What should we declare on the B4 form (goods to follow)?

2 . We plan to wire our money later before summer 2017. Should we declare the amount of money we plan to wire once we arrive in Canada in January 2017?

3. We plan to sell our apartment before summer 2017 and transfer the money Canada. But in case we can not sell the apartment before summer 2017, let's say it is finally sold by the end of December 2017 or maybe in 2018, do we have to pay the tax? I read somewhere that someone become a tax resident after she/ he lives in Canada for more than 183 days.

2) No, no need to declare money you would be wiring later. Only if you are carrying more than $10,000
3) Too premature! Whether or not you have to pay tax, depends on your tax return

Or an easier way to do it is to 'land' for immigration purposes and not for customs. that way your COPR is stamped but you don't have to go through the customs piece.
You can then come in the next time will your form filled out correctly knowing exactly what you'll be bringing. Please note it's not Form B4, it doesn't exist any more so don't fill that one out. It's form BSF186. complete one for goods with you and one for goods to follow. if you're using a relocation company they will have a full inventory for goods to follow so should be easier.

for point 3 I don't know what tax you'll have to pay but all people entering as PR's are deemed to have sold and reacquired their property at the current rate. example

if you buy a house in 2000 for 500k and when you move in 2016 it's worth 800k that the value according to the tax people. if you sell for 900k they will assess whether you need to pay tax on the 100k not 300k. this isn't just for real estate, it's all property like stocks, funds, art etc etc etc

you simply tell them you are landing as a pr and hand them your COPR/passport. they are qualified to know what that means and will send you to the immigration office for your landing. it is not advised to tell them you will only be there for 2 weeks, unless they specifically ask (which they probably won't). your plans are none of their business unless they specifically ask. they will ask for an address, so you'll give them your friend's address. it's a fairly straightforward and simple procedure.

As per the below, you just let them know that you are landing as a PR and they will send you to a separate immigration desk. I have to admit I'm not sure at what point I said I wouldn't land for customs and they never asked for my BSF186.

My process was different as they specifically asked how long I'd be there and I didn't want to lie so said two weeks. He asked if we had a permanent address in Canada and again I couldn't lie so said no. He said they couldn't send my PR card to my friends address in that case, your process might be different.

In any case, with the PR card you just need to inform them where you will be within 180 days of your landing date. What you can do is them come home and change your address online to your friends address and get the PR card sent there. You can then ask your friend to send it to you. If you are wary about sending a PR card in the post ask your friend to keep it and before you fly back apply for a PR Travel Document.

1. Will the officer gives me something /a proof that I am allowed to declare my possession later on my 2nd visit to Canada?
2. I am from a visa excempt country, I hope it would not be a problem in this case.

1. I didn't receive any piece of paper just have to see what happened.
2. Shouldn't be any problem at all

Hi - I am landing with my husband soon in Canada and in the same situation as you. I am a non-resident Canadian citizen. I haven't lived in Canada for 8 years. Can you tell me how did it go when you transferred your money? Was there any tax implication?
