My Naija people,
Sorry to interrupt the flow but I am happy to inform you that I finally landed in Toronto on the 13th of August with my Family. I forgot my form B4 in the plane that took us from Nigeria to Rome en route Toronto. I was apprehensive because I cant even remember all the things I've listed especially the ones with serial number.
Anyway at the point of landing it was a smooth experience.
We are given a form (disembarkation card) on the plane which we filled. We initially met with 2 custom officials that checked our pali without any question and we are asked to proceed. At POE we met with the customs that asked us our mission, told her that we are here to complete our landing. She just checked our pali (4) and asked us for the disembarkation card. She said what type of meat am I with and I said dried hide (ponmo). Of course me I carry dried ponmo and iru and I declared so for my form. She asked for the amount of money with me and I also declared. she did not ask me to even bring it out, she welcomed us and directed us to the immigration section. This is where they ask us of our copr form and asked us to sign a portion of the form.
It was from there they directed us to where they gave us some new residents pamphlets and papers that are informative for our settling down.
To cut the long story short, our load were not even opened for searching, I was given a new form for goods to follow and the young officer told me not to bother myself with the form I forgot in the plane.
We slept in Toronto that nite and the following morning we headed for Calgary bc thats our final destination.
For those that are still planning to land, I pray for speed and favor for everybody.

My brother, I bought a resale house in Feb/March but the closing was in June..I have been renting prior to that. It cost me about $500K for a 3 bedroom detached house with finished basement (about 2,200sf without basement). To purchase, use the guideline below..

a. Decide how much you want to spend on buying a house, cash down or mortage. If it is by mortgage, please read up very well about this on the internet. You need to know the requirements for mortgage, rates, fixed or variable, closed or open. You have to decide what is best for your financial situation. Property tax and home maintenance are part of ownership unlike rental when many things are none of your business.
b. Apply for mortgage, I think it's better to use a broker..get pre-approved for the amount you need at the best rate you can get and with good conditions of payment. The conditions of payment are more important than the rate.

Next..
1. Decide on the area you would like to live (school for kids, access to public transport, shopping, etc)
2. Drive round to look for 'for sale' sign in the area (you can buy without using an agent but you need more knowledge or lawyer to pull through) otherwise get a real estate agent and tell him/her your preference. He will send the listings of possible properties for your review.
3. You can also use mls.ca to see what is available.
4. Read widely on the internet to know what questions to ask your agent and how to review the prices. Discuss the prices and strategies to negotiate.
5. Make an offer on the house of interest...and the rest should be piece of cake.

A bit different if you are buying a new home..you wont need an agent but you should get a lawyer before signing anything. New homes are usually not available to be moved into like in Naija. You buy and the builder start building so it may not be available for months.

@Tito, thanks for the house info. Atleast we have enough time to plan ahead. Buying wont be a bad idea if one can raise some substancial part of the money because i hear mortgage can be a heavy burden on ones shoulder if not well though out and planned.
My regards to your family and i know your kids are having fun we shall all network soon.

The India guys have meeting for landed people from the forum maybe you guys can create time to network, share experiences and help one another get on track. Once again congrats on the new house
