It seems many people have fair amount of knowledge about Bc here. Can someone please tell me if a new immigrant can purchase a house in Vancouver with a 30 to 40 percent down?would he or she can avail a loan with this much downpayment..

unfortunately no, you need to have atleast some credit history there, get a stable job, get a credit card, its easy to get a newcomer credit card from scotia,
start spending a lot and pay on time, within 4-6 months you will have a credit history and with 20% down you will be able to buy a house
and if your job is gud, you can avail that first time home buyer option with 5% down, but if you can afford 20% its best bcoz you save a lot with it.

Thnx for the insight.Though spending a lot is outta question here.Would rather save have a nice job than put in 30 percent down..

In BC, there are class 7 Learner, class 7 Novice and Class 5, you are eligible for class 5 with 2 years + Indian experience.
you should start studying driving test online, there are lot of practice questions, so when you go to registry, you will do the knowledge test (40 questions) and submit your Indian license + RTO letter, they will issue you a learner license (paper copy) and then after few weeks they will call you when they get it verified. They you can book your road test, meanwhile you can practice driving with your husband or hire an instructor, they charge approx $200
hey thank u so much neha...yeah I already start study...no need to waste $200 I will practice with my hubby Singh. .. :P

Which documents did they asked from you? Have u consult ur lawyer? What he is thinking about your status to change?

IS there any june applicant who are still waiting their visa or it is just me almost 2 months after re-medical and still in-process so frustrating!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Strongly agree with u... We didn't have a big fat wedding as we knew parents can't come... We were planning to have a reception once my husband would get a visa. As u said majority of the fake marriages have parents involved in it... I think people in NDVO work mostly on indian ethics and stuff... That's why they see a file with lors of wedding pictures with relatives and parents.. They r convinced... Sometimes I wonder does providing 5 year old proofs mean nothing in front of just a little situation that parents were not present? Why can't they see old pictures together? Big old emails? Gifts and all... Everyday is getting more and more frustrating... :(
That may be true but i want to tell about us. In our case we too had a small wedding with a small reception, nothing fancy at all with just 35 people in total,, my parents, my best friends and 2 family relatives...that's it, My husband'd parents couldn't make it due to you know long distance and money issues.. But I didnt get any interview and my status changed to IN Process just recently after 9 months of application filed..
