who should value Property ? Patwari vs. Chartered accountant

If I am showing property (obviously more as a tie than to show funds), would a valuation from the local Patwari (in Pakistan) be good enough. The local patwari told me that they have standard draft to fill in for visa purposes to show property.

My question is whether this valuation by Patwari (stamped etc.) is authentic enough OR should I get the hassle of authenticating it from a chartered accountant

You have to coodinate this with some bank. they have registered engineering forms. these engineering forms will issue you valuation certificate.
I did the same, actually my father has some property in hyderabad and my relatives are working in state bank of pakistan, they told me that procedure.

get it done from a property dealer... if you get it done from a patwari then you will have to get it attested from an oath commissioner =)

No.. you have to get this valuation certificate from Bank Registered Engineering forms. and also need to attest those valuation certificate..

Oh I got a mixed bag of answers.

Well as per my research, I talked to local patwari and he told me that there is special format that they follow for preparing property documents for visa purposes (they have some kinda template) .
I guess patwari documents are ok becoz:
they are the registered ppl who will authenticate that property measuring so and so belongs to so and so and (he told me ) also that this propert has this amount of "Shara BAzaari" (The urdu term for Market Value)

In my view, it will be OK. I posted this topic becoz I just wanted to get an idea as to what other ppl have done or whether this method is ok

Offcourse you have to compose effidavit ( from patwari) and put stamp on that effidavit.
But what i did, i told you... that i contacted with my bank, they said me that they have their authorize engineering firms. and from them i can get property valuation certificate.

Thanks I will ask the bank too but I guess I will try and avoid hassle and cost of this attesting oby engineering firms

As the patwari document will mention the market value

what if u dont give a valuation certificate at all for the property that ur showing??
i mean i will be attaching my house documents but i havent thought of a certificate to value a property. Is it neccessary??

Property is not a substitute for liquid fund. But it helps to show that one has this amount of money tied in property.

And anyways whats the use of just showing that I have X sq ft of land. Which case is stronger
A guy living with 10 hectares of lbarren and worth Rs 1 million vs a man owning a small appartment in mid of city worth Rs 10 million.
Having said that my sole motive is to show that I own a good piece of land back in Pakistan and to indirectly tell them that I have spare funds with me
