my study visa got rejected for strange reasons its states that i dont have enough funds .

i have enough funds to cover 90%of my study time i even attached a copy of all of my properties they are worth 160000$ i have

2- i didn't convince him that i will return .i wrote a 3 page letter and gave a copy of my properties i already own in my country

i even mentioned that i have all my family residing in my country i even had my family members write letters that they are waiting for me to finish and come back

3- my residence status was a problem i gave him a photo of my residency permit

what is wrong that is completely unfair.

I am no expert but I don't think what your properties are worth will be sufficient for proof of funds. I believe it's all about money that is available now instead of what you "may" get if you sell your properties.

Family letters are frankly not proof that you will return, our family members are on our side, which means the assumption is that they will pretty much write whatever we ask them to.

i gave them a bank statment with 4 years fees on it

How much is in the bank account? Is the money being deposited consistent or did you recently have a big deposit? Is the income verifiable (like if IRCC calls the bank, will they confirm that the amount is approximately the same as what you submitted, note that I don't even know if IRCC does call this is just a guess)

well one year would cost me 17,500 cad and my bank statement has 70000 cad on it and no there were a lot of money going in and out the account
what really pisses me of are the reasons i got refused for are not true isnt there a way to complain

After how many days did you receive their decision?
and what is the program that you applied for and the degree that you have?

The period that you included when you filled the application is longer than what you need to finish your program. So because of this, you were refused

it seems your source of funds was the principal concern, did you show your show of funds and was there in any way a huge deposit that wasn't explained?

Your properties is not a strong proof of funds but a very strong proof of hometies. In a guess, I pick your case wasn't properly expressed to meet the requirements. How was your SOP/LOE?
