I've gathered that if you own property, it's a good idea to declare it when applying for a TRV visa. Further, I've been told that I'll need to submit property ownership papers, valuation and property tax statements. On that note, I would like to read first hand experiences from those who have gone through the procedure themselves.
  1. What documents did YOU present as proof of real estate ownership? Did you get them notarized?
  2. Where I live, property deeds are dozens of pages long. Was it the case with you? If so, did you send them copies of the whole thing?
  3. If you submitted a valuation of your property, what format or document did you use? How, who/where did you get this document from? (Government Registrar or private firm dealing in real estate) How up to date was this valuation?
  4. Did you mention the property and its valuation in the cover letter?

I had answered these questions earlier.


To repeat:

Property ownership documents + recent property tax receipt + any membership/share certificates if the property is an apartment/house in a co-operative housing society, etc etc

Notarization is not required.

Yes. You would also submit the Index-II document (if it is available in the state where you live).

Self valuation of the property or check with your Chartered Accountant or a property assessor.


Do go through this forum. I have answered/explained the list of documents for property ownership several times. It would help you to submit similar property documents

I have checked with my Chartered Accountant, and he says he is not aware of any procedures or any documents regarding valuation. He said there's nothing he can do. By self valuation, do you mean just stating how much the property is worth in the covering letter? If yes, surely they might be expecting some proof?

I searched this extensively, and the only result I came up is property tax assessment. Is this what you meant? If not, can you give an example of the type of assessor you're referring to?

I have checked with my Chartered Accountant, and he says he is not aware of any procedures or any documents regarding valuation. He said there's nothing he can do.
I suggest you speak with another chartered account who is aware of a 'Net Worth Certificate'.


By self valuation, do you mean just stating how much the property is worth in the covering letter? If yes, surely they might be expecting some proof?
I have given details for self-valuation in several of my posts.

Here it is yet again:
Self-valuation: Excerpts from market real reports for the area where your property is located (to get an indicative market value) + government ready reckoner for property rates + property portals for your city/specific area where your property is located, etc.

These documents are only to confirm that the property valuation you/your CA has determined is the same as external supporting realty documents.

Property tax assessment is NOT something that you determine. It is the property tax/land authorities who calculate this. Consequently, you are issued property tax bills each year.

I strongly recommend you use Google if you want to know what is meant by a property assessor/where to find an assessor in your city

It's not a problem, you can submit all documents online. When you file online, all required documents except your passport are sent in scanned form along with the application form and proof of payment of the consular fee. Also keep in mind that the embassy often asks for additional papers. Therefore, when applying for a visa to Canada, I advise you to buy a travel insurance, which covers the risk of refusal to issue a visa. And they often refuse visas! As for real estate - I think you should declare, it certainly reduces the risk of visa denial. I also recommend this article if you are planning to buy a house in Canada.
