If we are granted a Supervisa for the first 2 years what happens at the end of this term. We know we have to apply for the next two years within 30 days of expiry - do we have to leave Canada and cross the border (Buffalo) and re-enter Canada?

We have a property to come back to in the UK which we well keep for when we have to return - is this considered a tie to our home country? We do not have much family here but are happy to return if we have to.

Your question isn't quite clear.

Are you asking about the expiry date on the visa itself? Or are you asking about a 2 year stay allowed in Canada once you arrive here?

Assuming you are asking about the 2 year stay in Canada, then you need to apply to extend your visit BEFORE your 2 year stay in Canada expires. You should apply online. No, you should not leave Canada and cross the border in the US and re-enter. Doing this (flagpoling) tends to have a lower chance of a positive result than applying for an extension within Canada.

I am a bit confused as we asked this question of an associate of Campbell Cohen after filling in a form on the website and were told that we would have to leave Canada and re-enter, obviously this is misinformation.
The other question was does a house in the UK count as a reason to return, (which we would) . We do not have much family here, a brother, cousins, etc. so we are not sure if we would be refused on these grounds.

You are mixing two different concepts together that are completely different. It's very important to understand the difference.

If you are asking about the expiry of the visa itself, this cannot be extended. You have to apply for a brand new visa following the same process you used the first time around to get the super visa. Yes, your property in the UK can be used as a tie.

An extension is only good for allowing you to remain in Canada longer without leaving. It only extends your stay in Canada. It does not extend the actual visa.

The visa itself may or may not be granted with a 10 year validity. This will depend on the validity of your passport (the visa cannot be granted for a period longer than the validity of your passport). The visa officer also has the ability to grant a shorter validity to the visa. Generally this happens when an individual's ties to their home country are perceived as weak. This visa allows you to enter Canada. The visa does not determine how long you can stay in Canada. It's just for entry. Once this visa expires, you need to apply for a brand new one starting the full process from scratch and yes, at some point this will involve leaving Canada.

In terms of the allowed stay in Canada once you enter Canada, super visa holders are generally allowed in for 2 years. How long you are allowed to stay in Canada is up to CBSA. If you want to stay longer than the allowed period, you apply for an extension from within Canada. If and how long an extension is granted is up to IRCC. This extension is only good as long as you remain in Canada. If you leave and then want to re-enter, your visa must be valid and how long you are allowed in will depend on the CBSA officer. If you are returning to Canada after a long visit to Canada, you will want to spend a decent amount of time outside of Canada before heading back to make sure there are no issues at the border.

BTW: IMO the answer you were given by Campbell & Cohen was most likely correct. Your questions are unclear and you're mixing terminologies and I think that was the source of the problem.
