Renewal date for PR

I need to renew my PR card. I wanted to find out that when the PR card is renewed, does the renewal date for the next five years starts from:

- the date I put on the PR card application?
or
- the date the PR card application is received by CIC/?
or
- the date the PR card is renewed by CIC?

For eg, if the sign the PR card app on Dec 1, 2017 and it's received by CIC on Dec 10, 2017 but it processes it on Mar 1, 2018, will my 5 year renewal term start from:

- Dec 1 (application sign date)
- Dec 10 (date the application is received by CIC), or
- Mar 1, 2018 (the date CIC completes processing and renews the card)?

I am assuming it's the date the PR card is renewed by CIC (Mar 1, 2018 in this example) but wanted to confirm.

Secondly, when counting for physical presence, can I include both the days that I arrive in Canada and the day I leave Canada? From what I have heard, the answer is yes but wanted to confirm.

I have to leave Canada frequently so I want to ensure that I will be able to meet the 730 days physical presence for next renewal as well.

Seems like you may be mainly living in the US while trying to meet the RO. I would assume if you are cutting it close to 730 and with very frequent travel you will end up in secondary screening when you renew your PR card.

The day you arrive in Canada and the day you leave can be counted as present in Canada. The new PR card date is the day it is produced, that date has nothing to do with your RO. Your 5 year term , started the day you landed. And it is rolling 5 years . The card date has nothing to do with your RO.

That's right - I am working in the US and since getting the PR card in 2012 through the 2017 period, I have just managed to get 730 days of physical presence. When you say secondary screening, does that mean that the PR card won't be renewed or does it mean that certain additional conditions be imposed? Thanks!

It will mean that you will need to submit proof that you were in the country for 730 days and that the PR renewal process will take around a year.
