My PR card will expire in September. It is quite late now and I need to submit an application as soon as possible.
I now live in US. The application form requires "residential address" within Canada. Can I use my friend's (not family) address as the "residential address"?
I need to go back to Canada to submit the application. I may stay in a hotel. Can I use the hotel address as "residential address"?
Is it ok if this address is located in different provinces from the "mailing address" I provided in the form? If this is ok, I don't have to go back to exactly where I lived before in Canada, which I used as "mailing address" for my friends to collect my mails.

You don't have to renew your card until you are in Canada for good. If you need to return to Canada with an expired PR card, you go to an embassy and get a PR travel document. You shouldn't really be renewing your PR card if you do not live in Canada right now. It might work if you mail your application from within Canada and use a hotel address but are you planning on staying at that place for the 144 days or so that the PR card renewal is currently taking? (see http://www.cic.gc.ca/english/information/times/canada/process-in.asp#pr_card ) Even if you rig up a mailing address, the renewal PR card will not be mailed to you like the first one. You will get a letter to go and pick it up in person at the CIC local office in the town where you gave your address as.
