CAs have templates/formats for Property Evaluations
Or perhaps you can do what we did for our properties..... apart from the Sale Agreement, Property Tax receipts, etc..... we also submitted the following:
City-based/Pan India Market Realty Reports (broad property rate guideline): From say Cushman and Wakefield...... or Knight Frank, etc which gives indicative rates for different localities within metro cities..... we highlighted the rates applicable to our properties
Newspaper Property Times: These also give broad market realty rates
Online realty portals: For eg Magic Bricks could have market rates for the area in which your mother's property is located
All the above are only broad guideline rates...... of course, the actual value of a property depends on many other factors..... you would have to submit an explanation to give the Indicative Market Value of your mother's property...... but the above was good enough for the TRV application without us having to get our properties actually evaluated by a CA
