PR and time to enter canada

Hi there. Long time lurker, first time poster.
I had a few scenarios to run by those who are more experienced with the whole process.

Background: I'm in the U.S.A working on my PhD

- I start with EE now and get an ITA - say January 15th, 2017
- I get all the paperwork together and finish my medical on Feb 15th, 2017
- Submit all of it on Feb 15th and then get the Visa on 15th June, 2017
^^^(all hypothetical, but for the purposes of my questions, let's assume these are the dates)

Q1: How long do I have to enter Canada and apply for the physical card?
Q2: If both me and my spouse are on the application, and I am the principal applicant, do both of us need to enter Canada to get our PR? What if I visit Canada for a vacation and pick up my PR card since she cannot travel at the same time?
Q3: If I do not enter within the time limit specified in the answer to Q1 and collect my PR, what happens?

Q1: How long do I have to enter Canada and apply for the physical card? You have to 'land' before your medicals expire, which is 12 months from the date of getting it done. Going by the dates you have posted here, I would say you have to land before Feb 14th, 2018.

Q2: If both me and my spouse are on the application, and I am the principal applicant, do both of us need to enter Canada to get our PR? What if I visit Canada for a vacation and pick up my PR card since she cannot travel at the same time? Not required; you can finish your landing formalities first, pick up ONLY your card, and your spouse can get her PR card after she finishes her landing formalities at a later date. Things to note here: The primary applicant has to land first, and your wife too has to land before the medicals expire. And another thing: the PR card is delivered to a residential address given by you at the time of landing, usually, after 60-90 days; you may want to keep this in mind when planning your vacation. Some people leave a friend's/relative's address and then get the card couriered to their overseas address

Q3: If I do not enter within the time limit specified in the answer to Q1 and collect my PR, what happens? Oh, well. It won't be pretty; I believe you have to go through the entire process again. I have not heard of anyone going through this.

If I were to come to Canada and pick up my PR before my medicals expire, but my wife was unable to travel until after the medicals expire, any idea what the implications of this would be?

You won't be coming to "pick up your PR". You will be coming to land as a PR.

If your wife does not land before her COPR expires, she will not become a PR. You would then need to sponsor her. As a PR, you are required to be residing in Canada throughout the sponsorship process. If your wife requires a TRV but is unable to get one, you would be separated during the sponsorship process.

Can I change proof of funds amount after getting an ITA?
I Have mentioned that I have an amount equals to the sum of my apartment value n my bank account and I just knew that I can't add property valuation to my proof of funds.
I am afraid to mispresent myself If I change the amount after my ITA. Anyone has similar experience?
Also, did you know what is the financial report that we could submit n whether I can include my assets valuation to it ir
