Parent visitor visa REFUSED, need help to re-apply ** THANK YOU IN ADVANCE **

Hi everyone
I am new to this forum and it is awesome. I just need some help from you guys to re-apply for my parent's TRV to come visit me and my husband. So... we applied last July and got rejected, got AITPs note last week and found out some mistakes : ( we were very stupid I know )
1- " No NOCS and bank statements from host " => this can be fixed easily
2- " Travel history " : we asked for 2 months, too long since they havent traveled much => We will only ask for max 3 weeks this time
3- " No proof of saving" : we did submited 2 saving books opened in Oct 2015 aprox CAD $100k => This time we can submit a more detailed statement for the bank. Do we need to disclose that the big amount of money was because my parents sold 1 of their houses ?
4- " Net income undetermined" : so this is the tricky part. My parents own a garage for years(capital at aprox CAD $50k), it used to be a just a family shop but 2013 it was registered as a LTD company. We did submitted VAT receipts for 3 months and based on that, the VO determined gross sale at CAD 1k to 2k monthly. This time, we can submit sales income for first 3 quarter of 2016, it will be aprox CAD$ 1200 monthly. They do have hand-writen receipts for customer as well but that income is not recorded.(so that customer dont have to pay taxes) Total actual income would be triple if we include everything but I dont know if we should or not. Do you think VO will be suspicious that income doesnt match VAT and Tax?

Yes. Bank statements for 4-6 months depending on the country they are applying from.

Yes, do include an explanation with evidence of the sale..... else, the CAD 100,000 will appear as borrowed for the TRV application.

Do your parents still have the CAD 100,000 in their savings account? Or have they invested it?


Point 4:
Do you think VO will be suspicious that income doesnt match VAT and Tax?
Yes.

You can submit their ITRs (declared income) + company bank statement for 4-6 months + VAT returns.


Apart from this, do your parents own property or land? Do they have dependent family members? Any compelling reason to return home after the 3 weeks?

So they put the money from selling the house in 2 saving accounts , so I guess the interest money can be count as income as well ?! ( almost $1k per month) They dont have a chequing account since back home most people prefer handle business by cash. They do have a leasing agreement which generate a small profit at aprox $3k per year. So we can submit something called Profit Summary for the first 3 quarters of 2016 which will be about $10k total.
They own a house/land from 1990s , same address as the business. My 2 brothers are back home, both adults, my mom helps babysitting my niece ( should I mention?) Most of their siblings are in the country as well.
Anything else might help?

Yes. This can be considered as their income. Do include a copy of the lease agreement + the latest 2-3 months receipts


So we can submit something called Profit Summary for the first 3 quarters of 2016 which will be about $10k total.
Don't forget to include evidence for any income that they mention.

Cash will not be considered as legit transactions unless they have deposited it in the bank/they have filed ITRs for income earned through cash sources. Also, you must provide an explanation about these cash sources.

Do include documents for the property and land ownership + latest property tax receipts + self-valuation/valuation done by a chartered accountant for the current value of their properties (and state this value for their assets) + evidence of market realty reports to confirm that the CA has referred to correct indicative market rates.

If it is agriculture land (earning an income) then you can provide evidence of this too as part of their income.

Yes. Do they live at the same address? Do include evidence of this.


You could prepare a day-by-day itinerary of tourist places they will visit/meet family and friends, etc. This will show they have planned their visit well.

You can also prepare an Explanation XX: My Strong Ties to My Home Country.... with separate sections for Property Ownership + Land Ownership + Employment/Business + Financial Situation + Family (immediate family + briefly mention about their extended family ie XX siblings/aunts/uncles and their families, etc )
