Hello all.
I am new in the forum.
I am in the pool of the express entry waiting to be picked and received and ITA.
I would like to understand few things about properties.
We will move (me wife and baby daughter) from the Uk.
I haven't got any job offer yet but doing my best to get it.
I would like to know if without any job offer but with a brand new canadian bank account and quite good amount of funds sent from uk is still possible to rent a property. I am saying this as here in Uk unless you prove that you can and pay 3.5 times your family income, they won't give you anything or just sharing rooms with other people.

Please if you have any ideas or experience advise.

what sort of property are you talking about?

Before owning I rented a few places and Landlords are most likley to ask for references & a credit check. I never agreed to a credit check for different reasons. But more and more Landlords do ask for that - too many people have too much debt so Landlords tend to be careful. Be aware of some Landlords. They might ask you to sign a form which allows them to check your financial standing once in a while - do not sign that!

If you find a place you'd like to rent you could use pre-dated cheques, maybe a written recommendation from your current Landlord.

The way it's been handled in the UK is pretty much how it's handled in Germany so I can tell you it's a bit easier in Canada.

Make sure that you have enough funds to survive for quiet some time. Depending on where you're going to live it's gonna be expensive and with no job it's gonna be even harder.
When we moved to Canada 10 years ago one of us went first and there was a job waiting already. Still it was a good decision to wait for the my other half and the kid to move a bit later.

For more information about regulations and by-laws in regards to properties (garbage, recycling, etc) look up the website of the city you have in mind.
And look up as much information as possible about the living conditions. Right now I wouldn't recommend to anyone to move to Surrey since people over there seem to be crazy idiots...or Richmond (know for most idiot drivers in the Lower Mainland)...oh well.

We have been considering Vancouver area just because we love the city and the feeling to have sea side and mountain at the door step.
The plan is this, exactly as you did. Once I get the OK for the visa (If will happen, whenever will happen) I will go over there and do job - house searching.
We would like to rent out something like 2 bedroom, as we have 1 baby girl and a Labrador. Can't bother to get apartment in the city centre or so.
We just want a fresh start with our qualities and our personalities.
After the brexit here is getting a bit frustrating so we need a better place for our daughter.thats all.
We plan to bring quite a lot of saving cause we are aware that could be difficult, especially the beginning.
I hope we will get the chances to get there and start our new life.

Hey :)

Well, as you might already know there are a lot of nice places around Van, still close enough.

If someone would ask me I would recommend the Fort Langley area. A really nice area with lots of old style homes and perfect for families with kids & dogs.
Part of Pitt Meadows is nice too. Port Moody (the Inlet) is awesome as well as Coquitlam & Port Coquitlam. If you find a job in the city you won't have to use a toll bridge ;-)

Finding a place to rent isn't easy especially with a dog. You'll have to pay a pet deposit.

Lol...being a German I have mixed feelings about the Brexit, but hey I get your point.

Oh btw in my mind summertime is the worst time to go house hunting because all the students are on the hunt for a new place as well.
