That’s the only option I have now, I’ve tried to get a sponsor since December. It’s been hard.
What do you mean “get a sponsor?” How long is the program? An option may be to work another year to show that you have your own funds to afford your studies.

Unfortunately IRCC very rarely accepts sponsors unless they are immediately related to you.

You can apply with the third party sponsor again but there's going to be a very high chance of refusal.

I mean I can’t come up with a sponsor that’s directly related to me.

In that case there's an extremely low chance your study permit is going to be approved, regardless of what documents you provide.

I'm not sure where you're applying from (The country I mean. Not that it matters) but you mentioned you have a property in your name. I'm from India and I have a property on my name. I did not have enough liquid funds to show proof of funds for everything (Tuition, Cost of Living, etc). So I took out a study loan against the property and then showed that as funds. I paid my 1st year tuition fees, $10,000 GIC (Cost of living) and showed proof of funds for the 2nd year from what remained of the money in addition to my meagre savings and what my parents said they'd support me with.

Is it possible for you to do the same? Perhaps your sponsor could be your co-applicant to the loan in your country,as a guarantor. And you could apply with that money, showing proof of funds? Since it would technically be in your name, the money I mean.

Thanks so much for your reply, Yes I did pay half payment for my school fee and it shows my sponsor gave me the money. The landed property only worth CAD3,000 (I attached all necessary documents, I’m not sure it’ll be enough to get a loan in Nigeria). I’ve put in the application today I’ll be hoping for the best.
