That means do I need to show liquid funds covering Mortgage Debt as well as CAD 15,000 settlement funds?

Cz they have written that I need to show my liability
 
Any loan is a liability: In spite your house being an asset.

In your case your asset is 24 lacks but liability is 20 lacks. So net asset is 4 lacks. But how would anyone believe ?
You need to prove that your house is worth 24 lacks.
How ?
evaluation-marketvalue-notarised copy- (may be lawyer) Your liability is already proven document you can show. (Remember, don't hide anything)

As far as funds for living in canada are concerned e.g. CAD $ 11,824 / person, you need to show something that you can quickly break to make liquid, and you already have FD CAD $15,000.. Produce the FD statements and a separate letter from the bank on your FD details like maturity value etc.. will always put you in stronger position.. 8)

Trust me, it doesn't work that way. You can't submit multiple applications and both of them might be rejected. Doesn't matter if the principle applicant and the dependent is switched in both the applications.

But its taken less than two days to reach Ontorio Canada. Shouldn't take two days for delivery within the country. Anybody who has used DHL can advice.

Well you can send it to CIC itself after receiving your UCI. That's not really big deal. That's okay.

Took about 5 days for my app! From ON to NS - Ridiculous!

Well it is time consuming because of customs update only. Once they get it clear from customs, they deliver as fast they can, I believe!

As far as your property value comes out to be true i.e 24 lacks and you `PRODUCE LEGAL DOCS` It won't be a problem. There are 100s of people who have taken a home loan and property loan AND WHAT NOT, you are not alone, especially when logically beyond 30 years of age all look to invest and settle down.

You don't need to show liquid to cover your liability. Logically, why you have a loan then :D , you would have paid it for loan closure.

You need minimum liquid equal to $11,824 / person if you are single and whatever is applicable for family members, which you already have as F.D.

Am I crystal clear ?
 
So, looks like you have 4 lacs equity in your property ( market value of property - outstanding mortgage ) : This is good, because no outstanding debt!
My advice is to attach a market valuation document (showing 24 lacs) and outstanding mortgage balance (20 lacs) to the application. Which proves that the your liability is lower than the assets value.

Now, show CSD 15,000 on top of that. These are liquid funds, which is good and these funds are on the top of 4 lacs asset you have acquired in your property.

I believe you are good to go!
