1- u need at least 30K liquid cash in an account under your name and if it was another account . get affidavit of support stating the person's work. if the account is saving account and it's purpose is for your education then it should be mentioned . having saved account of retired person is not the same as working person.

2- u have no home ties at all. how the VO will know that u will return home ?

3- what are you doing now unemployed ? what are your future plans ?

4- choice of program is not convincing for VO.

remember, in Vo eyes. you are Spender not Earner. in my case i showed 43K pure cash in my father's saving account and stated that this account will be only for me as my father is working and proved that with affidavit of sponsorship with certification from the ministry of external affairs ( my father's gave full access to me ) and the money was there for years to support my education

The amount she gets from her pension and rentals amount to 18,000 Canadian dollars annually( I made an error earlier with the amount) I provided pension documents and also a signed from our family lawyer to attest to the amount she gets from rentals.
Would 18,000 Canadian dollars not be able to Carter for my mum while she funds my education with the 28,000 Canadian dollars in bank.

Not enough. If you paid $8400 per one semester, i assume you have 2 semester a year, 16,800 plus 10,000 living cost, makes 26,800 leave you with 1,200 room on your 28,000. How do you plan to pay your 3rd and 4th semester??? Plus living expenses?

1... Do you suggest my sponsor add some more money. Because the money was meant for my education. My mum is retired and she has been saving up the money for some time now like a couple of years.
2..How can I prove my home ties. Since all my siblings are abroad in the United States with legal paperwork

3... Curently I am working on my project. I’ll be done with school in June

4... My choice of program is supply chain management. I did transport and logistics which I think it’s very related to supply chain management.

Your mother spending her entire savings on a mere PG Certificate program is not a good nor profitable investment, in the eyes of the VO. You simply haven't justified being issued a SP based on your program choice and finances.

1. Current employment status
2. Insufficient Financial and Assets
3. Limited employment prospect
4. Purpose of your visit
Again, i suggest you work with Immigration lawyer. Your situation requires an expert to readdress those issues, careful without causing another issues

I am 24 years of age. Aside the amount of money my mom had which is 28,000 CAD meant to sponsor me, she has other sources of inform. She has her rental properties and also her pension. All these amount to 11k CAD annually.
I think you would need to show money in your own account. I know people who were refused because they only presented the bank statements of their parents. Also I think you might want to reconsider the level at which you wish to study your program. From your intro, I gather you intend studying for a diploma in Canada. Since you have certificate and advance diploma already, I think you might want to go in for a qualification higher than a diploma. That would show progression.
