Guys honestly, it doesn't matter, you are not visiting US, you are just completing your Canadian immigration process. The US customs know it very well, thousands of people complete their PR landing this way every year.

You don't need a US visa, you are not really entering US, you are leaving Canada. Once you cross the border you just have to tell the US customs that you're there to complete your Canadian immigration process, they will then give you a US visa refusal letter and guide you to re-enter Canada...
