Apart from 'gifts', do i also have to explain deposits from other sources(rent from property, inheritance money, etc.) ?

If the result of the source is a sudden spike in your bank account, yes, officer may question the source.
To be on the safe side, you can provide explanation and documentation upfront.
Rent from property is regular income, I don't think there should be a problem with that, but again, nobody ever got rejected for providing extra documentation.

Quarterly rent of approximately(depending on forex rates) 2658 canadian dollars

It's not that big of an amount. But if you want to be extra-safe, you can explain it upfront. Although I don't think it's necessary.

Thank you, i will prepare the necessary documents for proof anyway in case the investigating officer contacts me and demands further proof
