Hi,

I will do some research (actually starting now) but would like to ask first here :)

Do you have any recommendations about which bank to choose with mortgage? Are there a better ones for some reason and maybe for some reasons it is not obvious?

I’d appreciate any responses here.
 
You should connect with a mortgage broker.

For me, I don't shop around because I don't want passing my financial information to every financial institutions.

It's best to contact a mortgage broker who will work on your behalf. Branch mortgage agents work for the banks, they will not have your best interest in mind.
 
You should definitely connect with a mortgage broker who can advise you the best lender based on your needs and requirements as they work with tons of lenders
 
If you already have an established credit history in Canada, contact Mortgage broker and they can help you find good mortgage rate. I heard good thing about Canwise Financial.

If you are an immigrant who doesn't have long credit history in Canada, RBC is more friendly with immigrants and they look at earning potential. For example, most lenders wouldn't consider incomes from new contract/non-permanent jobs when they evaluate a mortgage application, but RBC does.

As usual, the first rate that mortgage specialists give you will not be the best rate. Always do your own research (e.g. on ratehub.ca) and ask for competitive rates.
