I personally decided to rent directly from a property management company (there are hundreds of them), you can go on their websites and check property availability and then book a viewing. I would suggest doing that straight after arriving here and getting a Canadian sim card with lots of minutes included in the plan. Some of the property companies I found are Park Property, Realstar, O'Shanter, Sterling Kramar, Metcap, Pinedale, Vertica, Akelius properties, Capreit, North Edge, Minto.. you can also find To Let signs outside apartment buildings with the name of the company and then look them up online.

If looking for a place in Toronto, I am moving out of mine in January so feel free to get in touch. ($1,500pcm including heat and water).

Does anyone know a property management company willing to rent to new immigrants without credit history/co-signer? So far, no success, even when offering to pay 3-4 rents in advance. The situation is really bad

Have you tried individual owners (non property managed company)? They might be more flexible.

Yes, only basements seem to be available but they are overpriced and often in bad condition

It's really bad situation. I'm going to land in Toronto in May, 2018 and I read on "russian canadian" forums that there'll be no problems to get a good place if you offer a couple of rent payments in advance. Is there so sad?

Do you know anyone in Toronto? I was lucky to have a friend who already lives here so we signed the lease together and the property company didn't mind, I guess for them it looks less risky if at least one of you is already based here and working.
If you are willing to share with a housemate or two, you can probably post an ad on Kijiji to find someone who already lives here and then you can look for a place together?

There are basements in(Toronto GTA) Mississauga, Brampton That you rent at a very affordable price.

Now a days rental apt rents are also going very high with lot of waiting period even after booking.
