Visitor Visa 3 refusals- Please help

Two refusals back in 2013 and applied a third time on November 2016.
* Refusal reasons this time
1. Travel history (been only to China, Taiwan, Thailand, hold a PR in Taiwan)
2. Family ties in Canada and the country of residence (separated with an underage son in Taiwan )
3. Purpose of visit (Visit friend)
4. Personal assets and financial status (have more than $5000 savings and a small business in travelling industry and a land which worth more than $100,000 )
* Documents submitted (all notarized)
1. Business registration
2. Travel history (passport with all the stamp pages)
3. Bank statements (past 4 months with regular deposit), Tax returns, Auditing report, Valuation of land
4. Employment letter (stating income per annum, annual leave dates, position will be kept)
5. Travel insurance, detailed itinerary (24 days including flight and transferring time), hotel booking, flight booking
6. Invitation letter (from my friend who is on study permit and will provide accommodation when I am visiting their city) with Enrollment letter and study permit
7. A brief Letter of explanation stating 1. have a business and land 2. have a son (10yr) who lives in Taiwan 3. work full-time at a travel agency with decent salary

Applied online and got reply after one week.
Feel desperate about what exactly VOs are looking at.
Need help,please.

If CIC suspects you may be visiting someone you are romantically involved with, they may have concerns you have plans to remain in Canada long term and this can increase the changes of refusal.

Your trip is on the long side and this may also make CIC concerned you lack ties to your home country.

i am also in the same position i have three refusal for my family (ME.WIFE, TWO CHILDRENS) TRV.

The reasons are
1. Purpose of visit ( Family Holiday and pleasure)
2.Current employment situation ( i am self employed businessman and provide all the documents related to that)
3.Personal assets and financial status ( i have sufficient funds in my saving account (24000 CAD) And more than 20000 CAD in current a/c and i also have FD"S of more than 700000 CAD ON me and my wife name.
4. Last Two refusal

I am very delightful if anyone suggest me what to do ? May i have to apply again or forgot to see the dream of visiting Canda.

I am really thankful if anybody suggest what to do ?

IMO, purpose of visit is not compelling.
You can try different. Say visit Canada for tourism.
Make an day by day itinerary for where you are staying and visiting (pick places like Banff/Jasper).
Pick prime time for tourism. Do get invitation letter from friend. You can stay at his place for few days but not for long.
Book refundable hotels by yourself.

Hi Yuvi,

1. When was the first and the last time you applied? For how long do you want to visit? And when?

2. What documents did you submit for yourself, your wife and your kids?

3. Do you have any relatives in Canada? Immediate family members in your home country?

4. Did you borrow any money from anyone for your TRV applications? Or transfer money between your accounts just before you applied?

5. Have you visited any other countries before this?

6. What ties did each of you show to your home country: Employment/business/school, property or land ownership, etc?

Strange, you should have been given a Visa. I wonder that under which checks they refused the Visa.
