Mother is a USC
Father was a Canadian citizen, moved to the US when he married mom and later became a naturalized USC

1987 - mom and dad retired and moved to Canada. Mom's status (I believe) was as a landed immigrant (now called PR)
1996 - mom and dad purchased a home in Florida, still have home in Canada, US residents for tax purposes

Since 1996, mom has spent at least 5 months per year in Canada, the other 7 months in Florida (dad has passed)

She frequenty crosses the land border. Has only used her US passport in the past several years. She has not been asked for the documentation to support the landed immigrant status in recent years.

As far as I can tell, no documents were ever renewed.

2010 - when crossing the land border we have been receiving many questions regarding her status in Canada - not sure where to start to figure out what needs to be updated. One agent stated that she has inherited status and did not ask for any further documents.

Question - should this PR card have been renewed? What hurdle will need to be overcome since it has expired? what document(s) does she need to have when crossing the land border?

Any help would be appreciated!

Sounds like she never applied for a PR card. They didn't come into existence until 2002. So she probably has a copy of her IMM 1000. (IF she doesn't she will have to apply for a certified copy) When she has her IMM 1000 she will have to apply for a PR card. The application is here: http://www.cic.gc.ca/english/information/pr-card/index.asp To maintain her PR status she has to reside in Canada for 2 years in every 5 year period. So if she spends 5 months per year she will just make the time period.

The fact that you mention that she travelled "only on her U.S. passport ..." seems to imply that she also has another passport. Based on the background story, I assume the other passport would be a Canadian. If she has a CA passport, then she's a CA citizen. There's nothing to expire nor renew (except her passports), nor any residency requirements to meet (either CA or U.S.).

If I've analyzed the situation incorrectly, then please clarify. Otherwise, she can stop worrying about it.
