No I didnt borrow I transferred around 1 lakh from my another savings account of mine.
Without an explanation about this transfer + as you did not submit the bank statement for your other account.... your funds for your visit will appear as borrowed.
Regarding business opportunities, it was kind of casual. Even though a person visits as a tourist if he finds any business opportunities he will plan for that. I totally meant getting international exposure which will help my business.
One should not treat a visa application as *kind of casual*. You should've applied for a business visa.
A tourist will not come traipsing into another country hoping to get new business/get product training when s/he is sightseeing.
Can I reapply with friends invitation letter, his pp and work permit copy along with my company transactions of invoices with client details, rental agreement of my office, 3 months rental with electricity bills, settlement document of property by my mother to me ?
I would NOT reapply for some months at the minimum. It is your choice though.
This is how your new TRV application would look to the visa officer:
1. Two previous TRV refusals, including a July 2015 application for tourism + recent refusal for tourism/business reasons
2. Spending 40% of savings on a holiday in Canada instead, of say, Europe which is closer to you.
3. Third TRV application.... this time with a change in itinerary from Montreal to Ontario + Canadian host..... shows desperation to visit = not a genuine visitor
4. Your mom's property cannot be shown as a reason for you to return
5. Your business interactions are in Australia and the US (no Canadian clients). But you have not applied/visited Australia/US. Again, this reiterates that you are not a genuine tourist but you seek business opportunities in Canada.... as a tourist.... because you do not have a Canadian business partner/company to invite you
