Suggestion for filing under SDS

12th- 84%
B.Tech(CSE) - 8.25CGPA
IELTS - 7.5
I was rejected back for Sep'14 and Jan'15 for insufficient funds. Now I'm applying for Enterprise Content Management PG Diploma at Conestoga College for Jan'20. Paid 1 yr fee( $15,416) and Gic( $10,200). Now I'm wondering except from sop which documents should i attach as it is not a requirement in SDS to provide additional financial documents.
I have CA report stating 11lac income, 2 crore property and 12lac movable assets which include 6lac in account of my father. My consultant is saying not to attach too many documents regarding financials as SDS doesn't require. How would VO believe if i stated funds(in SOP) without giving him proof of them?
So kindly provide me suggestions as I'm in a bit of confusion

My suggestion is Attach all document as you mentioned in SOP. I have seen 1 case here who's overall profile was good but his visa got rejected because of financial. He was regretting because he mention strong financial in SOP and also provided proof to agent but agent didn't upload any financial document while applying. (agents are overconfident so do not listen them totally they are only interested in their commission )

Thanks Sunil for the info. That means proof of income and proof of movable assets which include bank statements, gold, rc of car and bike and income certificate maybe even immovable assets like property information and evaluation. List would be long, but that’s the only way out i guess.

I apply under SDS category and in addition to GIC i also submitted property valuation certificate+bank statement of last 6 months + ITR of all family members (last 3 years) + last 6 months salary slip just to be on safe side. I didn't mention anything regarding gold, car, bike.

What was the closing balance on bank statement? Mine is around 6 lakh which seems less to me and what is current status on application?

Property, moveable and immovable assets etc., won't serve the purpose of proving financial ability for a student visa. They may help in proving ties to home country.
For financial proof, you need to show more of liquid funds and proof that those liquid funds would be readily utilized for your studies and living in Canada.
And if those funds are already transferred to a Canadian bank account, trust me it is the strongest financial proof you can ever provide for a student visa.

And this time you might have to justify applying again after 4 years..

While sept'14 intake the reason was personal assests and financial status. I applied in SSP back them but i think i got late in applying as i filed on August 1 and thought that reason was vague. For next intake i worked hard and provided every bit of proof including property, bank statement and FD of 7 lakh in my name, refused stating you don't have sufficient funds for your course(paid 1 sem fee and gic). Now after graduation i'm applying again wondering which documents to include. That time all property was in the name of my grandfather, now part of it is in my father's and my name. Now I've also paid 1 year fee, i even thought of paying 2 year fee but dropped idea later.

If you pay the 2nd year fees also, it will make your financials part stronger and this will be sufficient with 10k cad gic. That is your entire 2 years fees plus GIC.
Other property documents you can attach to prove ties back to home country and not for showing financial ability.

I too had that thing in my mind. But I've applied to u of windsor and guelph and so i intend to change my institution if i get the visa. Moreover, college hasn't explicitly mentioned second year fee on their website. That's why i'm bit hesitant to pay. One thing more does 6lakh on bank statement makes negative impact as they are less ? but they are genuine.

If you are applying under SDS you actually don't need anything other than 1st year fee receipt and GIC. I submitted only these two with my application and got approved for Jan 2020.
