Study permit renewal advice needed

i'm going to file for study permit extension right now my study permit expires in august 2022 and completion is in september 2022 however my agent said that you can only apply for renewal before 3 months of expiry is it true? because i really wanna file for it right now and don't really wanna wait for a year!
