Should I (principle applicant) renew my foreign passport before submitting spousal sponsorship application?

Deal all,

I (the principle applicant) am in Canada now with a multi-entry temporary visitor VISA valid until January 2021, which is also the expiration date of my Chinese passport. I plan to renew my passport in the Chinese general consulate in Toronto before submitting my spousal sponsorship application (haven't decided inland or outland yet), to make sure that my passport won't expire before I get my PR status. When a Chinese passport is renewed, I'll receive a new passport (blank) and also have my old passport back, but the top-right corner of the old passport's cover page will be cut.

Today I spoke to a consultant at a local service office for new immigrants, and she advised AGAINST getting my new passport now. She said that my Canadian VISA in my old passport will become invalid.

But I have asked in a Chinese-Canadian immigration forum, and multiple people there told me that as long as the VISA itself hasn't expired yet, it'll still be valid; all I need to do is to bring BOTH my new and old passports when I travel, and I'll be fine. They said I won't have to apply for a new VISA for my new passport.

So now I'm very confused. Does the Canadian VISA become invalid when you change your foreign passport? Should I renew my passport now? If I wait until after I submit my spousal sponsorship application and then renew my passport, will it jeopardize the sponsorship application?
