First of all, if you have already been rejected before - it lowers your chances, because your personal file already has a "rejected before" mark.

Does the invitation from your friend explain who will bear all the expenses, related to your trip? (Including medical insurance, accommodation, food, transportation, etc.)
It better does.

I also suggest you print out an Explanatory letter and hand it in with your application. In this letter you should write something like
" Dear officers of VFS (VAC),
My name is XXX, I'm from YYY, I'd like to visit Canada on this purpose.
I have my whole family and a lot of assets in YYY, and I want to go to Canada just to visit my friend and travel. That's it. I assure you, that I will leave Canada after my visit.

Sincerely yours,

XXX"

I suggest you print out such a letter every time you apply for visa in any country.
I've been doing so since my first and only ever visa refusal, and my successful visa application rate has been 100% since then.

I already wrote explanation letter in my 2nd application same what you have mentioned. However, I have also submitted the another explanation letter in my 3rd application. Will update you guys on the status. This time I have made it through online application.
Is the online application processed in Ottawa or in the embassy where I am applying?

kids and spouse r considered strongest ties if they dont travel with u.

Those tww factor ( single& age, spouse) must be used to evaluate only for some one who has no job or assets. I am aemployed more than 10 years with same employer with salary monthly $ 10,000.

I disagree with you, I know alot of people single, no kids, no job are getting approved.

Yup. I was single, no kids, no job, told them my boyfriend is here and might stay longer, they let me through. Second time, no return ticket, no proof of funds, told them my boyfriend is here again, CBSA officer kept saying about me marrying my boyfriend after a brief interview, and I got through as well.

She is well established, with family all back home. Her travel history showed that she went home after each visit. There is no apparent reason stating she won't return. Moreover I think this is her first time? First timers usually get let through the gate. Probably something wrong with her visa office at her country. We wouldn't know.

thats the point what i wanted to reach.
At the end, its their country and they have the right to chose who ever they like to let him/ her enter or grant him a visa.

It's not your fault if you keep getting rejected. It's those people that went before you, the whole lot misuse the trust CIC had given them. That's why they have to be cautious now.

Finally status changed in my CIC online account to Close and Approved.
Approved after 2 rejections during 30 days.
nothing change in my 3rd approved application.
Waiting my passport now.
I have requested Multiple entery visa, I hop they will give it me multiple.
Keep applying even if you get rejection. my advise.
Same experince with Schengen visa, they rejected me, and approved me 2nd time

Congratulations for your Approval. However, my application has been refused at 1st due to Travel History & Limited Employment in my country of Residence.
When I applied for my 1st application I had to submit my Biometrics & I did this when I had the chance to do so because we do not have VAC office in my country of residence so I need to travel to do so. Now after my 2nd application they are asking again for Biometrics !

Please let me know if you had to give your Biometrics with each application ?

Every time you apply for a visa you need to give biometrics.
Even if you were granted a visa previously, you need to give biometrics to apply for a new one.
