I am planning to stay with my sister in while I pursue my studies. She is a citizen. What documents would she need to present?

are you from a country that requires a visa? if so then apply for the visa/study permit, and include in your SOP that you are planning on staying with your sister and state her location, include proof of her housing in your application too.

You still need to show that you have enough funds to cover both your tuition and living expenses. So you need to show a bank balance that has enough of a balance for your first year tuition + $10K.
