I just moved to Vancouver as a student myself and understand how stressful it can be to find a home. I had good luck with this site for affordable student housing. http://www.myidealhome.com/
Canadian College is downtown I think. If it is on Alberni St. then Burrard skytrain station is a short walk from there. What matters is that you are very close to the skytrain. Burnaby is not far from downtown by skytrain (15-25 min) but if it involves a bus then transit is annoying. Bus service in Burnaby is typically every 30 minutes, with added service at rush hour. Be careful about where you live. If it says quite neighburhood then it might be a far trip to get groceries!! I'm telling you now that it makes a huge difference to be close to smaller stores for goods and services you may need on the run. Metrotown and Joyce station have easy access to such shops.
