Received My Refusal Today

Hello,

So I got rejected for my second attempt, this time, the reason for rejection is very weird, and in my opinion extremely unfair.

Other Reasons:

"You could not satisfy me that your study plan is serious, given your history of studies, and work since the completion of secondary school. Also, in light of documented difficulties in access to personal funds in your country. I am not satisfied with your funds."

Now for the first sentence, I have already provided a medical letter stating why I had to take a gap year for my studies, and for the second option, I honestly do not understand.

I would like your opinion on this, and whether it is worth applying for the third time.

I'd say write a pursuasive statement of purpose and use previous 6 months statements from the bank. Consecutive 6 months. Moreover highlight the reason why you had a gap year. If it was some ailment do highlight that.

What did you provide for proof of funds? It looks like last time you provided you uncle's account. Did you do the same thing again?

Where are you from? "Documented difficulties in access to personal funds in your country" means to me that it's difficult to move money out of your country.

No, this time I went with your previous advice and applied with my father's account.

Proof of funds provided:

My own bank statement (It's a UK bank account with at least 7000 British Pounds)

Sponsor's bank statement, also my father (Libyan account with at least 200K CAD)

A lot of real estate certificates, I am sure this counts as proof of funds, I guess?

Libya. Yes, but that's not exactly an accurate statement. I have been able to get money out of Libya before, and it is not exactly a reason to refuse someone for especially since I have already paid full tuition fees, and that should already prove that I am able to get money out.

Note: Both of the funds have been in both accounts for more than 6 months(my father's and I), and I have also provided both bank statements, for the past 6 months.

You just don't get it. A decision HAS BEEN MADE.

A persuasive statement is not new evidence on the case. It's just a fancy plea to the officer to change the decision on the case.

Sorry but that's not how it works in the institutions of the Western world -- maybe in your country, but not in Canadian government agencies. Decisions are made considering documentary evidence, and they're not changed in the applicant's favor with just a pretty "please!".

Advice like this is garbage, will never work, and is waste of time if heeded. Simple as that.

Unfortunately your guess is wrong mate! Real estate certificate can not be proof of fund. They need to see liquid funds. Stocks, bonds etc. Thing which can easily be converted into money. I.e. Liquid. I have heard a ex visa officer say this: real estate papers/certificate don't mean anything(except for it proof your connection to the country) apart from this they can't be used for anything.

Their point is that surely you have lot of real estate in your name but it doesn't mean there's a demand of that property in the market. It doesn't mean it's sellable or has a value in the current market. Even If it has value and it can be sold in the market still the funds will take ages to be liquid and in hand.

So basically they just see these certificate and put them in the bin.
