Hi guys:
I asked the company which provide me with the apartment I have now, they told me we can't give u the contract of the apartment now cuze of some problems with the governmental establishments. my question is:
Could I ask the company for a document certifies that I have an apartment and its price is about.(..............) and it will be acceptable in CHC in London???
plz advice
 
Hi,

This is not an expert opinion, but my knowledge is unless you have a sale deed of a building/apartment from the Builder ( you mean the Company) or at least a registered, possession certificate in the stamp paper, it would be difficult to prove your ownership on a buiding. If the Builder give you a certification in their plain paper letter head, I don't think it has any validity to support your financial background.
There can be different opinions from others.

First of all ..
Do you own the apartment? or are you living on Rent at the apartment?


If you own the apartment.. why dont you any document? Have you paid for it? If yes, you will need a agreement or deed to prove that you own it. I am not sure which country you are in, but universally to prove ownership of anything you will need deed or title or some sort of legal document.

If you are renting... then your rented apartment cannot held as your property. It belongs to your landlort or the renting company
 
Why are you collecting property document now? Proof of fund?

Dont you have enough bank balance to prove it?
 
actually yes I have enough..but I need to be relaxed..that's it.....I mean to be sure of acceptance by CHC....

Sue own one....but the problem that the landlord can't provide me with the contract right now becuze of problems with the government.....
so what ur answer now??

In addition to the above, you will need an official copy of the register - that is the Title deed and a professional evaluation that wil state the price/value of the house on the Market.
EXAMPLE OF AN REGISTER EXTRACT OF A PROPERTY IN UK LOOKS LIKE THIS:
(Of course with the Address of the office responsible for the Land Registry on a letter heading and logo and stamp of your solicitor, if you used one in purchasing the house)

NO, CIC WILL NOT PROVIDE ANY FORMor u mean that I must provide them with that form u wrote, YES AND NO, IT DEPENDS ON THE FORMAT USED IN YOUR COUNTRY OF RESIDENCE. I HAVE GIVEN YOU THAT OF THE UK. ???

I do not know what kinds and types of evidences are used in your country of residence. That is up to you to research and find out. If you own a property that is on your name, then, surely, the property must be registered on your name by the local authorities of the country you reside in, I guess.

Hi,

The answer rests in your above statement itself. If u already have enough funds, Relax. That a/c proof is all what CIC needs, don't get perked up with your apartment front. U only need to show proof of funds as per CIC guideline, no more, no less, period/.

However, for properties [whether fixed or other assets], u need to provide a 'valuation report' from a 'certified valuer', who usually is an 'acounant' of repute having the said 'licence', issued by the 'accredited bodies' of a country, in your country of residence, or where u have the 'right' to the said property, may not be in Canada.

Moreover, not many CHCs'll accept a property valuation against POF. U may have to check that with your CHC. Plus, even if they do, it'll be only for the initial apps phase. Property is NOT ACCEPTED as POF against 'landing funds'.
