Hi there. Its not mendatory to submit property evaluation. Since its not requested anywhere at all. Its just because of applicants who proactively submits property evaluation and it seems to become a part of application. Otherwise just submitting translation of your propert docuemnts along with original one will be enough. Though Im not expert. Just to mention this. Visa officer ultimately get to know your family backgroud once he receives all of your documents. Your financial transactions or in case of sponsor. They will have a very clear idea that you are very well established in your home country.
Secondaly. You may attach your vehicle registration if it is in your name, a letter from your siblings, mother stating thay how much they loves you and they would never let you leave for a long time. You would definitely return back to homecountry to meet them. Rest if you have a positive travelling history like visitor visas for any other country and you returned back will make your case more strong. I wish you best of luck. Dont think too much. Its all about luck.

You are most welcome. We all are here to release each other stress.. God knows how visa officers check our applications. But its for sure. They cannot indulge deeply into our life... they definitely have certain protocols from which they recognise the genuine candidate. Documents does not mean anything. It could be fake. And its tough to find out fake documents in this era. Especially in case of new applicants. So they always connetcs dots from your travelling history and social media etc etc. I hope you understand. Be positive and good luck

Hi Priyavart, you can may be go for a CA wealth evaluation certificate. If you know a CA in your family, this won't take a lot of time. All you need is a letterhead mentioning your family's immovable & movable assets in this letter and their total value. And ofcourse a signature & stamp from that CA's office. Moreover, try to explain in your SOP that WHY YOU WILL RETURN TO INDIA. Like, tell them about the job opportunities here & reasons behind pursuing those opportunities. SOP is your chance to explain to VO that you have a well established family in India, and how master's degree in Canada will help you pursue your dreams in India.

Hope it helps & All the best buddy!

Hi,
I have got a fully funded PhD Position at University of Sherbrooke. I am planning to apply via SDS route and preparing my SOP. Is it necessary to mention why I will return to Pakistan after completion of my degree? And if yes, what should i write about other than the family ties?

Why are you taking a PhD? Explain the career opportunities above and beyond what you are doing now with an explanation of salary increase to justify costs. Also explain since you are going to French only university explain how this will benefit you when returning home.

Thanks a lot for your guidance. But respectfully, dont you think that visa officer already know that career opportunities are less in Pakistan compared to canada especially for advanced fields. Also how going to a french speaking university can benefit you on returning to Pakistan? Can i simply not mention any thing about returning to Pakistan?
And please don't take it negatively. I just want to clarify things as I am applying first time for any visa.

You have to justify the costs of studying in Canada? You have to explain why you must come to Canada to take a PhD and why Sherbrooke. Since you are fluent in French, it is something to add to your SOP about why Sherbrooke.

I am getting a fully funded position which will pay me 25k/year which is enough for all expenses. I currently can't speak or understand French though I plan to learn it. I have already explained the reasons for choosing the University of Sherbrooke (the main reason being the project at the lab that matches my interests). Can I skip the section on reasons to return to Pakistan in my Statement of purpose as I think reasons like better job opportunities look lame and will negatively effect my application? Your guidance is highly appreciated.

How are you going to complete a PhD program if you don’t know any French. It is a French university with classes in French. This school is not in an English speaking area. If you want to skip returning home then it is up to you.

Okay, Thanks a lot for the guidance. The university is French but my PhD program is in English. However, I will need to learn French to communicate socially and with other people at the university. All the people at my lab can speak English.
