Hi - My wife is here with me on a visitor visa and we want to apply for the Outland application from with in Canada. I had a few questions and would really appreciate any insights.
For the Proof of Relationship to the Sponsor:
Are you and your spouse currently living together?
In our case would this be Yes or No. If yes, they are asking for Joint Lease and utilities and a bunch of other documents that we don't share because she is here as a visitor.

Thank you in advance!!

I answered yes. My wife and I are currently living with my parents until end of may. I added a letter from myself explaining this and I got a notarized letter from my parents confirming this

Simply approach to your dilemma

You are applying for Outland that means your wife lives in another country other than Canada, unless you live outside Canada as well you both don't live together.
The fact the comes to visit is simply that; she stays with you when she comes to visit. That's expected.

So i guess we will put "Yes" and attach a letter explaining that we don't have the joint utility and lease agreement etc. because she is here on a visitor visa.

Sure fine, but you will still have to provide documentation from two of the three categories listed. If you don't, your application will very likely be rejected.

Why not get one of the utilities changed to be in joint names or change your lease to joint names?

Otherwise, wait until she leaves, then truthfully answer the 'no we are not currently living together' bit and use the proof from that category.

I thought the letter will explain why i can't attach the documents and can't add her to the lease agreement and the Utility bills.

Yes, it will 'explain' it, but they will still reject it as you have not satisfied their 2 out of 3 rule!

They want to see a good degree of 'financial entanglement' that one would normally associate with two people living together as man and wife in a real conjugal relationship. For better or ill, that is what their evidence requirement is all about.

Did you submit any of the documents for the Joint Utility or lease agreement with your letters?

No I didn't. We don't had any of these things as of now. I just wrote a letter explaining this. I also got a notarized letter from my father stating we are living at his house for free.

We also included a joint bank account showing more that 10,000$

I started a thread a while back and this is exactly what people suggested

Hope this helps

If you can't add her to the lease, see if your landlord will write a letter. Has she received any mail at that address? If you support her financially, how do you give her money? Do you have a joint bank account?

You have plenty of options to satisfy the requirements.
