PR(PERMANENT RESIDENCY) - Question on Renewal after Expiry

Here is the scenario of my wife's PR card status.
Card valid till August-2022.

Question:
1) To keep the PR status active, Out of 5 calendar years, 2 years had to physically present in Canada - This condition is met and currently outside of Canada.
In future, lets consider say after 5 years from the card expiry date, in case if one wishes to apply for PR renewal and stay in Canada, what are the options?
Although PR validity is for lifetime, the status of the PR is the mandatory condition.
Can she go to Canada on Visitor visa and re-apply for PR card?

Appreciate the thoughts or any real experiences.

She must meet the 2 out of 5 years, in the last 5 years. If she stayed 5 years outside Canada, then that would mean she stayed 0 years out of 5 in Canada in the last 5 years, and she would lose her PR status. In other words, if she meets 2 years out of 5 now doesn't mean she will remain eligible to renew it any time in the future and forever.

PRs have to meet Residency obligations. The requirement is to be physically present in Canada for 2 years in every 5 year rolling period.

Example :

Someone became a Permanent Resident in Jan 2015. This person stayed in Canada until Jan 2017 and then left Canada. If this person doesn't come back to Canada before Jan 2021, then this person did NOT meet the Residency obligations. From 2021, the 5 year period would be Jan 2016 - Jan 2021 and this person has been physically present in Canada only for 1 year. If this person tries to renew her PR card or apply for a PRTD after Jan 2021, it will most likely be refused and the PR status will be revoked.

2. No, Permanent Residents of CANNOT apply for a visa or an eTA. The ONLY way they can travel to Canada by air is with a PR card or a PRTD (Permanent Resident Travel Document).
