PR expiring in 2012 & must move to Canada before 2010?

I am in the same situation. Pl help to clarify . When I read the forum, the suggestion that when one can still stay 730 days after the PR expired and only renew after having stayed for 730 days is only applicable for those who are not renewing for the first time.

Can this ( keeping the PR status on an expired PR to fulfill the 730 days requirement) be applied to those who are renewing for the first time?

Please help to clarify.
