Parents visitor’s visa

Hi,
I am thinking to apply the visitor’s visa for my parents because I am expecting a baby next year in summer so I want them to visit me for my mental support but I have a few situations:-
1 : My parents just sold out their property and now they don’t have any property. That means the chance of visa approval is less? By not attaching the property paper weakens the application?
2: My father is a retired government officer and my mother is a housewife. No income/no pension. They sold the property recently so now they have some money so can they show the bank statement of finance?
3: They had only traveled once internationally to Myanmar from India for 3 months. So this travel history be considered?
4: My mother is a diabetic and she sometimes takes insulin so will she be allowed to travel?
Please HELP. I really need your suggestions.

What other ties do your parents have to India? Are you an only child? If they sold their property have they purchased another one or have they rented another apartment? Travel history to Myanmar is not really considered travel history. IRCC wants to see travel and return without overstay to countries like Australia, US, UK, etc. How long do they want to visit Canada? Your mother can only bring a 90 day supply of medication from India and her routine diabetes care will not be covered by emergency travel insurance.

My parents have close relatives and friends.My younger brother lives in India (U.P) is unemployed and looking for the better job opportunity . One thing I forgot to mention that they have a small house in the village but the value of the property is not so much, never paid the property tax , no electricity bill etc.What if they provide that village property information.My parents moved to the rental house in the city to live in but they are planning to buy a new property in future.They want to visit Canada for 3 months only. Also they stayed in myanmar for only 3 months.Can i applythe visa by only mentioning my pregnancy status along with the doctor’s letter? Wouldn’t that be sufficient?. Can you guide how can i apply the visa with maximum chance of approval? I am so confused about the whole situation. I don’t the refusal status in their profile. Thanks
