Can you please share the complete list of documents that you submitted + what exactly did you write for your itinerary/purpose of visit + is your property business for buying/selling properties or is it about rental properties? + did you have any last-minute, large deposits for the CAD 25,000 bank balance?

you have a wife and kids and you want to go on holiday for 45 days without them. that sounds a little dodgy to me. get a UK or US visa it always makes it easier to travel to Canada if you have traveled somewhere else before and stayed more than one day. if you apply again good luck.

Thank you ,Bryanna , i think its good meeting right minded people like you, 1. i did not make last minute deposit to my account , i have three separate account that am currently running and one investment account, i did submitted all, the money in the account was as a result of over 12 months deposit . 2. my property purpose is for renting that turn out over 6000 dollars a months , for over 7 years period, 3. my wife is working and she is not willing to travel she scared of plane. 4. my children are still young you know,5. from my travel itinerary i listed several places i will visit and with solid proof of 9000 Canadian dollars with me. 6. my purpose of visiting is mainly Tourism, as i have no relative in Canada. 7. i submitted visa application duly signed and dated, two passport photograph, proof of properties ownership with combine value of over 500,000 Canadian dollars, proofs of sufficient funds in my account and sufficient money with me when am in Canada, travel itinerary, police clearance certificate, birth certificate of my children,my marriage certificate, .

however immigration raised concerned that i may not likely return back to south Africa, one thing here in south africa its difficult to make bogus document as every document submitted can be easily verified,

in my opinion i don't think there is any need to get visa in so many country, i phoned the immigration adviser he said all i need is to write a covering letter addressing those concerned raised, and add a supporting document, if need be, i strongly feel if one is telling the truth he or she no need to forget anything,

the concerned raised can be strongly addresses and convinced the immigration beyond reasonable doubt that am not willing to stay in Canada. i have seen someone who have many visas in his passport but was rejected because of lack of ties, it should be in mind that one thing or the other will serve as an obstacle until the immigration are convinced. getting visa seems tough now because so many people lies in the past, so now innocent people are paying the price of crook.

I still go back to the length of your proposed visit. 45 days is a very long time for someone with a business, family and strong ties to their home country. Most genuine tourists aren't able to visit Canada for such a long time and this may have made the officer question your intentions.

When you reapply, you should list a more reasonable length of time like 2-3 weeks.

thank you scylla, i strongly feel you are mostly right as my immigration adviser said same thing, i have not travel before , so when i red on Canada immigration web , that the visitor can stay up to six month , i consent to my opinion that 45 days will be reasonable , but like i said we learn everyday. :D :D :D :D :D :D, once again Thank you.

Hi,

A visit of 45 days implies that one does not have strong employment ties. Hence, do keep your visit to 2-3 weeks max.

You must prepare a day-by-day detailed itinerary listing the places you'd like to visit along with comprehensive expense estimates for every aspect. Your finances must be able to pay for this itinerary + airfare + travel medical insurance policy (not mandatory though) + sundry expenses + spare funds for exigencies.

Your other strong ties are your properties + your family. Do submit proofs (for example) that your family depends on you for their well-being..... or you must return to take care of your kids as your wife is working.


The visa officer probably thinks you can take a long sabbatical from work as the nature of your profession does not necessitate your day-to-day presence in South Africa. You may want to include evidence to prove the contrary.


You may also want to include:
- Proofs of registration of your property renting business + evidence of any recent tenancy agreements + membership of a real estate association (if any)
- Tax receipts for the last 2 years
- A brief explanation why you cannot submit salary slips
- Why you can take a holiday at this time of the year (without your family at Christmas time).... for example, because your work slows down + who will manage your work when you're away
- Credit card statements for the last 2-3 months stating your credit limits + you will bring these cards for your visit


Can you include a *must return by date* with evidence. For example, a work commitment, property rental agreement/property management, family event, etc.

I agree with you. There's no need to travel to other countries like the UK, Schengen area, US etc before you apply for a Canada TRV.

mhhhh at last i got my TRV and multiple for 8 years even though i was only asking to go visit for once, just quickly , want to thank you personally , Bryanna and scylla , i did take some of you guys advice , yes no travel history, only write about 3 pages of cover letter, and goes deeper into my privacy life to make the VO really understand me and i support my letter with the old document . and about travel history i did explain to visa officer am not travelling all this while because am working and am in business. my advice to people who had been refused visa to Canada previously, dont give up although luck play some crucial role but try not to leave your life for travelling alone , build your account and strong ties in your country of residence ,rather then building the passport, and be confidence to answer any question the VO posed in front of you , trust me ,Canada visa officer want many people to come for visiting , with what i have seen i think the covering letter is very very
important to let the VO understand you more, this is my first time of traveling overseas ,your visa can not be refused only because of travel history, once there is a reason for concerned from VO, then they add more and more concern to it, its very vital to read the reason for refusal properly and addressed those concerned raised one by one. if i can get the visa ,you to can get it, GOODLUCK. ;D
