1. Is it possible to obtain a mortgage for a newcomer immediately at Toronto?
2. If yes, what terms & conditions?
3. If no, how long to wait? How soon in terms of months?
4. Which suburb in GTA is good -but cheapest, in terms of a house/condo buying costs?

Hi Qorax,

Please refer below for answers:

1. Is it possible to obtain a mortgage for a newcomer immediately at Toronto?
YES - it is most definitely possible to obtain a mortgage within weeks of your arrival - subject to your personal situation (down payment, job, etc)

2. If yes, what terms & conditions?
Newcomers with permanent resident status become homeowners with as little as 5% down payment – regardless of how long they have been in Canada. Non-permanent residents can also purchase a home with a down payment of as little as 10% of the value of the home. This is the best case scenario and is only available to those that have employment secured upon arrival or have family here in Toronto that are able to co-sign a loan.

The more likely scenario is that you will need a 20-30% downpayment, in order to be approved for a mortgage as a newcomer with no secure employment.

3. If no, how long to wait? How soon in terms of months?
If you would like to go with the 5% downpayment option, you would most likely need to be fully employed and built a credit history of at least 6 months. At that point lenders will look more favourably at you application.

4. Which suburb in GTA is good -but cheapest, in terms of a house/condo buying costs?

There are a number of affordable neighbourhoods, it depends on how far from downtown you would like to be. Off the top of my head, I can tell you that Mississauga is a great city for condo pricing, while Newmarket is a great and affordable town for freehold homes(great family oriented town).

Tell me a little more about your case, when you are planning on arriving? Any price points that you are interested in, etc., and I will be able to be more specific in my response.

Dear Alina,

That was some good news. Here's some more info that u advised me to put forth:

1. We plan to 'arrive' somewhere in Apr-2010. [PR Visas at hand already]
2. We are a family of 4 [Self, wife & 2 small kids]
3. We both [me & my wife] are businesspersons.
4. While at Toronto, we r not going to be 'employed'. Shall establish a business. [plans r already on]
5. Funds r not a prob. But, we wouldn't want to invest upfront & rather take a mortgage. [we'll place the funds on business]
6. As down-payment we can safely put forth around $25-50,000. [even more, if a deal worthwhile comes thru]
7. Anywhere within the GTA should be fine for us. [within 30-45 minutes drive time radius]
8. The plan is to 'initially' buy a 2BR house/condo asap after landing. [within 6 months at max]
9. The 2nd house would be something more appropriate. [after 1-2 yrs]

Can I have more advice/s plz?
