please share the best rate for home mortgage so I and many others can benefit in decision making in course of renewal.
also suggest what's good at this moment from market research either to go with variable or fix 5 years close mortgage.

appreciate valuable feedback. thanks guys

also don't f forget to mention which bank is giving what best rate as bank posted rates on website is always high and depends on individual clients

Why don't you grab yourself a free copy weekly property magazine? You will find the posted rates of each bank in your area.

Rates depends on a few things::

Credit score
Down payment
Job history

thanks guys without going subjective just wana know what is the current rate someone getting I wont compare to what I will receive as you mentioned the rate depends on multiple factor

Depends if its fixed or variable and open or closed

2.89% closed fixed
2.59% variable open

Thanks make sense as 2.85 is prime so its a good time to remew. Bank of canada might reduce further but not sure if it happens

TD Canada Trust currently offering 2.74% 5 year fixed. Check their website for more info at tdcanadatrust.com/products-services/banking/mortgages/ and also best to approach a mortgage professional about this after you have done your background research.
