Hello, so we have the visa and supposedly we have until August 2010 to "land," as they call it. What happens if we don't have our flat sold by then, or other issues? Can we come back to our country of departure for however long we want after we land in order to tie up loose ends??

Once you've landed you can come and go as you please. Note, however, that you need to live in Canada for two of every five years to retain your permanent residency.

That being said: Congrats on getting your application approved! :)
 
In order to remain a PR, the person has to live in Canada for 2 out of every 5 years. And there's nothing to say you have to stay in Canada after landing. In fact, as a PR you're free to leave the country whenever you want, so it's no problem if you leave the day after landing.

The only practical issue is the PR card - when landing, you have to give an address in Canada where they will mail the PR card. If you don't have a place of your own, you can have it mailed to relatives and then they mail it to you. You might need it to return to Canada - people from visa exempt countries usually don't need it, at least not for going through the border, but airlines sometimes want to see it just to make sure they won't have to bring you back if you're refused entry.

..and can I expect to be told that my wife (who is the sponsor, living with me outside Canada) has to land with me, or can I go a month early?

According to IMM3900E, Sponsor's Guide, page 14, the sponsor has to live in Canada when the applicant lands.

I wonder what the wording of the actual relevant regulations is. We're arriving together when I land, but we'll be in the U.S. for another several months after that.
