Is Gift deed acceptable for OINP proof of funds?

Hi - can anyone who went through or is currently in the OINP process confirm if a gift deed is acceptable as proof of funds?

I’ve heard that a gift deed is acceptable in OINP applications but not in Express entry (post ITA).
I would like to know from someone if anyone has come across an instance where OINP application was refused on the basis of gift deed.
