You have already provided the invitation in the process which would be showing the visitor has a place to stay while in Canada.

The prospective visitor will need to prove to the decision maker either for visa or at the port of entry if a visa exempt country that the person will return home at the end of the time allowed for the visit.

This proof often is in the form of showing that there is a reason for them to go home. You mention the friend is a student so showing enrollment in courses and when they will begin - evidence that they have been paid for if necessary, that the student has been accepted for the course of study may help.

Proof could also include showing family ties at home.

There are many ways for the visitor to show this and if the evidence presented is genuine and credible the possibility of having a visa issued would improve over someone who could not show 'ties' to their country as they are often referred.

I wonder if the letter might be better coming from your parents? In our friend's first attempt to get a TRV, CAIPS noted that there was no financial evidence provided from the invitor (I never dreamed that would be necessary!!) If you are an unemployed student, that might be difficult to produce. The invitor can provide a notarized copy of BIO page of passport/birth certificate, 2-3 months bank statement, income tax return, thus showing they are residents of Canada and financially stable. Have your friend also prepare a written statement of the reason for their visit to Canada. VO must feel there is a "compelling reason for the visit" and that the person "will leave" as evidenced by "strong ties to their country".
Take time to go through as many posts as you can that discuss rejections so you can avoid repeating other's mistakes. All the best.

I see no reason why a PDF invitation would not be accepted. Having a Notary Seal on the letter is requested by some offices. It is not expensive and if you are planning on using the email/PDF it might add weight to your application. Again, I am not an expert, so read all you can and do what you think best. In the end it all comes down to good planning and a lot of luck, I think.
