Hey guys

Iv been denied a study permit twice because my mom is a canadian citizen
This is my 3rd application and I'm applying for a visitors visa this time around
I haven't seen my mother for 12 years now :'( and I'm 21
I wanted to attend my brother's 3rd birthday in Canada,so I'm only going to visit for 3months because I'm starting varsity in July. These are the documents I have submitted

1.My dad's shop lincence
2. Title deeds,his house is worth USD 80,000
3. Affidavit stating that I'm the sole inheritor of his. property
4. Certified financial statements,not from the bank but from the shop's personal account ( he makes about USD 3,000 a month on average)
5. My uncle's bank statements. His quite rich,he owns a lot of property and he also payed for my high school tuition fees sometimes. He also pays our bills and all,sometimes, but he lives in Botswana and I live in SA (does this count as home ties?)
6. Letter from a parish priest (I'm catholic) stating that I'm taking care of my 76 year old grandfather
7. High school certificates ( I was the leader of the drama club,interact,science and conservation clubs)
8. Certificates from my former high school for out standing academic performance and athletics
9. Acceptance letter from a south African University for the program Bachelor of arts degree
10. My parents separated,so I provided birth certificates for my 3 half brothers,one is in canada and iv never met him before :(
11. Letter from my boyfriend and pictures of us together
12. Pictures of me and my family
13. Boyfriend's school I'd,he's a university student
14. And an itinerary
15. Invitation letter from my mom
16. Her bank statements
18. Proof of canadian citizenship
What's your take on this application? Will I get denied again? Please help me guys

The two study permit denials are going to work against you because they demonstrate that you are interested in remaining in Canada long term.

Right now the only real tie I see to your home country is your university acceptance - which isn't very strong. Also, your past study permit refusals demonstrate that you are actually interested in studying in Canada - which weakens this piece of evidence, as well as the rest of the evidence you have provided.

If you really want to visit your mother and want to increase your chances of approval, I would wait until you have actually started your bachelor degree and then apply for a visitor visa to take a vacation part way through your first, or better second, academic year (e.g. over Chirstmas or summer break).

Wow. Ok thank you, I guess that means I'm never going to see brother. He's father is moving with him to USA forever next month. Well I might just give up before I waste my money. Thanx again

Scylla always has sage advice. As I read your post I also thought the mention of your Uncle's income and assistance to pay tuition further weakened your ties. Who would look after your grandfather if you were away for three months (or studying in Canada if that visa had been approved)? It is so sad to read posts like yours. I wondered if you would consider trying for a visit visa to the US once you were able to establish your own income and evidence of ties to SA? All the best.
