hello, i have a question if you guys could help me please i would really appreciate it....
I am a pr but I have not lived the 2 years in canada my card expires in 2013 my question is,
can I stay living outside canada until 2012 and go back and reapply for a new pr? or do I have to live the 2 years in order to reapply for a new pr.....

u have to live for 2 yrs n then apply for a new pr...or u wont be eligible

plus if u want to go in 2012....stay there for 2 yrs and apply in 2014 for ur new pr....it doesnt matter if ur pr expired as far as u r in canada

so pretty much it does not matter if I go back in 2012 eventhough my pr expires in 2013? and then live there for 2 years....or do i have to go before my pr expires to live the 2 years out of the 5?

You need to be in compliance with the residency obligation, or show you will be able to meet the requirement when you enter Canada. The expiry date of your PR card doesn't mean you can enter Canada up to that date whatever you do.

Assuming this is your first PR card, you need to show, when you enter Canada, that:

[number of days you have already spent in Canada] + [number of days before the expiry date on your PR card] > 730

So, if you spent 200 days in Canada after becoming a PR, you need to re-enter Canada 530 days before your PR card expires.

No, if you go in 2012 you will certainly not meet the Residency Obligations (RO), but it depend on Immigration Officer (IO), either IO check your RO at entry or not, if IO check it then he will allow your entry only for filing an Appeal to maintain your PR and if later appeal is dismissed you will have to leave Canada.

On the other side if the IO will not ask any question then you are free to enter and after staying 2 years you can apply for PR renewal.

Your PR status will depend on IO's mood if you go in 2012. ;)
