How to improve my profile for Visitor Visa

Hi, I'm from Dominican Republic. I'll apply for visitor visa on December and I do have a couple of inquiries.
I been working in the same company for the last 4 years and my company is paying for my education. (college) (Last time I applied I wasn't in college)
Also I'll buy an apartment next month. (The mortgage basically).
What other things I can add to improve my changes to have a visa?
I'm single, no kids.

What really matters to a visa officer are the following :
What is your purpose in going to Canada and is it valid?
> You cannot say Tourism if you've never been outside the Dominican Republic.This is a common mistake by some, they never travelled and when they plan to they right away apply to Canada which is one of the hardest visa to achieve. The Tourism purpose would be valid if you are really well travelled and it would be an advantage if you've been to the US or UK.

Do you have the money to finance your purpose of going to Canada?
> You need to provide your bank statement for the past 4-6 months. You need to have enough money. Not just for your stay but to show them that you are financially capable. Like even when you go for the vacation once done there will still be money left on your account. Another common mistake is like having only $5,000 CAD in the bank where in a plane ticket would cost $1,000 CAD.

Do you have a reason to go back home and not stay in Canada.
> You need to convince the visa officer that you have ties that will take you back to your home country
  • job - You have one and been there for 4 years. It would be an advantage if this job pays well and shows no reason for you to leave it.
  • home - You said you'll get one. There is more weight if you own a home and not just lease one.
  • financial assets - You need to have enough money.
  • family - Red flag because you are single.

The HR manager for my job mentioned that she can write a letter for me saying that I have to back to DR at the end of my trip for Work related stuff. Also my direct manager said she will write a letter. Does that help me too?
I'm enroll in college and I have a letter from my work stating that they will pay for my education as long as I work there. Does that help too?
I have a long time friend and his girlfriend that invited my to visit them. Only a 9 day trip.
I'm don't have kids nor a husband but I been doing community work on behalf of my college. Can I metion that on the application?
Any other advise is well received. Thank you very much.

The money part I have it covered, thanks. My bank account have that amount for a few months and I'll be able to save more.

The employemt letter, amazing information thank you.

The money that the company pays for my education is like a bursery/scholarship that my company do for their employees.

The letter my friends will write it for me and also provided proof of relationship.
